1. General information
1.1. Accommodation services and this booking website are owned and operated by Saranda Rent – AL SH.P.K., Rruga Skenderbeu 1, 9701 Sarandë, Vlora County, Albania, NIPT: M24814802T (hereinafter: “Saranda Rent”, “we”, “us”, “our”).
1.2. Online card payments (via Stripe) are processed by the authorized payment and booking operator: Ullmoo LLC, ul. Piękna 15/21, 00‑549 Warsaw, Poland, KRS: 0000804779, Tax ID (NIP): 5213877020, REGON: 384403810.
1.3. These Terms and Conditions (“Terms”) govern all online bookings and accommodation services made through this website. By making a reservation, you (“Guest”, “you”, “your”) confirm that you have read, understood, and accepted these Terms.
2. Scope of services
2.1. Saranda Rent provides short‑term accommodation services in apartments and other units listed on this website in Sarandë, Albania.
2.2. The description, photos, facilities, and maximum occupancy of each unit are displayed on the respective listing page. Reasonable differences in décor or minor equipment changes may occur and do not constitute non‑performance.
2.3. No catering, travel, transport, or package travel services are included unless explicitly stated in the booking confirmation.
3. Booking process and contract conclusion
3.1. A booking request is made when you complete the reservation form on this website and submit it.
3.2. The accommodation contract between you and Saranda Rent is concluded when you receive a written booking confirmation by e‑mail.
3.3. By submitting the booking, you confirm that:
- You are at least 18 years old,
- You are legally entitled to use the payment method provided,
- You are booking on your own behalf or have the authority to book on behalf of all persons in the reservation.
4. Prices, taxes, and fees
4.1. All prices displayed on this website are per accommodation unit and per stay, unless stated otherwise.
4.2. Prices include or exclude local taxes and fees as indicated in the booking process and confirmation (e.g., local tourist tax, cleaning fee).
4.3. Any additional services (e.g., extra cleaning, transfers, late check‑out) requested by you and confirmed by us may be charged separately.
5. Payment terms
5.1. Payment policy: 100% of the total booking amount is due at the time of booking.
5.2. Ullmoo LLC processes online card payments (via Stripe) as the authorized payment operator of Saranda Rent – AL SH.P.K. The charge on your card statement may appear under the name of Ullmoo or a similar descriptor.
5.3. By entering your payment details, you authorize our payment operator and us to charge your card for the full amount due and for any charges due under these Terms (e.g., cancellation fees, no‑show fees).
5.4. All payments must be made in the currency shown during the booking process. You bear any currency conversion fees or bank charges.
6. Cancellation and refunds
6.1. You may cancel your booking in accordance with the cancellation policy below. The effective time of cancellation is the date and time we receive your cancellation request through the website or in writing by e‑mail.
6.2. Cancellation policy:
- 50% of paid prepayments are refundable when canceled 30 days before arrival or earlier.
- 0% of the booking amount is refundable if canceled later than 30 days before arrival.
6.3. If you do not arrive on the scheduled check‑in date without prior cancellation (“no‑show”), no refund is due.
6.4. Refunds, if applicable, will be processed via the same payment method used for the original payment, within a reasonable period of time. You bear any bank or card fees.
7. Changes to the booking
7.1. Any change of dates, number of guests, or unit type is subject to availability and our approval and may result in a change of price.
7.2. If you request changes that cannot be confirmed, the original booking and cancellation policy remain in force.
8. Guest obligations and house rules
8.1. You agree to use the accommodation and common areas with due care and to respect the house rules provided before or upon check‑in.
8.2. You are responsible for the behavior of all guests and visitors listed in your booking and for any damage caused to the accommodation or common areas.
8.3. Smoking, parties, and disturbances of other residents may be prohibited or limited in accordance with the house rules and local regulations. Breach of these rules may result in immediate termination of the stay without refund and in additional charges for damages and cleaning.
8.4. The maximum number of guests per unit must not be exceeded. Unauthorized additional guests may lead to extra charges or termination of the stay.
9. Check‑in and check‑out
9.1. Standard check‑in and check‑out times are indicated in your booking confirmation. Early check‑in or late check‑out is subject to availability and may incur an extra charge.
9.2. You must return all keys/access devices at check‑out. Lost keys or access devices may incur replacement charges.
10. Security deposit
10.1. According to the current payment policy, no security deposit is due.
10.2. This does not limit our right to claim compensation for any damage caused by you during your stay.
11. Liability
11.1. Saranda Rent is liable for the proper provision of the accommodation service as described in the contract and mandated by applicable Albanian law.
11.2. We are not liable for:
- temporary interruptions of utilities or services (electricity, water, internet) beyond our reasonable control,
- loss or damage to your personal belongings,
- events or circumstances outside our reasonable control (force majeure), such as natural disasters, war, strikes, pandemics, and government restrictions.
11.3. To the extent permitted by law, our liability for indirect or consequential damages is excluded.
12. Force majeure
12.1. If the performance of the contract is prevented or materially hindered by force majeure events (including but not limited to natural disasters, war, serious infrastructure failures, government restrictions), each party may suspend or terminate the contract in accordance with applicable law.
12.2. In such cases, we will inform you as soon as reasonably possible and will try to offer alternative dates or solutions where feasible.
13. Personal data and privacy
13.1. We process your personal data in accordance with our Privacy Policy, which is available on this website.
13.2. For processing payments, certain data will be shared with our payment operator (Ullmoo LLC and Stripe), who will process such data in accordance with their own privacy policies and applicable data protection laws.
14. Complaints and contact
14.1. If you have any complaint regarding your booking or stay, please contact us as soon as possible so that we can attempt to resolve it during your stay.

15. Applicable law and jurisdiction
15.1. These Terms and any accommodation contracts concluded through this website are governed by the laws of the Republic of Albania, without prejudice to any mandatory consumer protection provisions applicable in your country of residence.
15.2. Any disputes arising out of or in connection with these Terms shall be submitted to the competent courts of Albania, unless mandatory law provides otherwise.
16. Final provisions
16.1. If any provision of these Terms is or becomes invalid or unenforceable, the remaining provisions shall remain in full force and effect.
16.2. We reserve the right to update or modify these Terms at any time. The version in force at the time of your booking applies to your reservation. Updated Terms will be published on this website with the applicable effective date.
